How to Get Your Maryland Real Estate License

Ready to start a career in Maryland real estate? Becoming a licensed real estate agent is a straightforward process, and it begins with the right education, preparation, and brokerage behind you.

Follow these steps to earn your Maryland real estate salesperson license and start building your real estate career.

Step 1: Complete 60 Hours of Pre-Licensing Education

Your first step is completing a 60-hour Maryland-approved real estate salesperson pre-licensing course.

The course introduces you to the principles, practices, laws, and regulations you’ll need to understand before taking the Maryland real estate licensing examination.

Courses are available through approved education providers and may be offered in classroom or approved online formats.

What you’ll learn may include:

  • Real estate principles and practices
  • Contracts and agency relationships
  • Property ownership and land use
  • Financing and settlement
  • Fair housing
  • Maryland real estate laws and regulations
  • Professional responsibilities

Once you’ve successfully completed the required education, you’ll be eligible to move on to the licensing examination.

Step 2: Pass the Maryland Real Estate Salesperson Exam

After completing your pre-licensing education, the next step is passing the Maryland Real Estate Salesperson Examination administered by PSI.

The examination consists of two sections:

National Portion
Tests your understanding of general real estate principles and practices.

Maryland Portion
Tests your knowledge of Maryland-specific real estate laws and regulations.

You must earn a passing score of 70% on each portion.

Once you’ve passed both sections, you’re one major step closer to becoming a Maryland real estate professional.

Step 3: Choose the Right Real Estate Brokerage

Passing the exam gives you the credentials to move forward, but choosing the right brokerage can have a major impact on what happens next.

Your first brokerage shouldn’t simply be a place to hang your license.

Look for a brokerage that can provide the training, mentorship, technology, support, culture, and opportunities you need to turn your new license into a successful real estate business.

Step 4: Apply for Your Maryland Real Estate Salesperson License

After passing both portions of your examination, you’ll receive information explaining how to proceed with your Maryland salesperson license application.

You’ll apply through the Maryland Real Estate Commission and complete the required licensing process.

The current original salesperson licensing fee is $98, including the required Guaranty Fund payment.

Don’t Wait Too Long

You must apply for your Maryland real estate license within one year after passing both portions of the examination.

If you don’t apply within that period, your examination results expire and you may need to retake the examination.

Step 5: Launch Your Maryland Real Estate Career

Congratulations — you’ve completed the licensing process.

But getting your license isn’t the finish line.

It’s the starting line.

The agents who build successful careers don’t simply obtain a license and wait for business to arrive. They learn how to prospect, develop relationships, market themselves, work with buyers and sellers, build a database, and create systems that generate opportunities consistently.

That’s where having the right brokerage, training, and support system becomes incredibly important.
